A standard tank water heater lasts about 8 to 12 years. Minnesota's hard water and cold incoming water shorten that if the tank is never flushed. When a tank starts leaking from the bottom it is finished, and the sooner it is replaced the less water ends up on the floor.

- Heat pump water heater: uses far less electricity than a standard electric tank and dehumidifies the basement. Needs space and a drain

Is tankless worth it?
If you run out of hot water regularly or plan to stay in the house a long time, often yes. The install costs more because of the gas line and venting.
Why is my water heater making noise?
Sediment has built up on the bottom of the tank. A flush can help if it is caught early.
