Most no-heat calls we run in January trace back to something a tune-up would have caught in the fall: a dirty flame sensor, a weak igniter, a plugged condensate drain, a failing capacitor. Annual maintenance is also a condition of most manufacturer warranties.
The 20-point furnace tune-up
- Test for carbon monoxide at the furnace and in the supply air
- Inspect the heat exchanger for cracks and corrosion
- Check the flue and vent pipe for blockage, slope and leaks
- Clean and test the flame sensor
- Inspect and test the igniter
- Clean the burners and check flame pattern
- Measure gas pressure at the valve
- Check all gas connections for leaks
- Test every safety switch and limit control
- Measure temperature rise against the nameplate
- Test the inducer motor and pressure switch
- Inspect the blower wheel and measure motor amp draw
- Test capacitors
- Tighten electrical connections and check voltage
- Clear and test the condensate drain and trap
- Check the filter and replace standard sizes
- Calibrate and test the thermostat
- Inspect accessible ductwork for leaks and disconnects
- Run a full heating cycle from start to shutdown
- Written report with photos of anything we find
AC and heat pump tune-ups
In spring we do the same for cooling: wash the outdoor coil, check refrigerant pressures and temperature split, test capacitors and contactors, clear the condensate drain, tighten electrical connections and confirm the system is cooling to spec before the first hot week.
Boiler tune-ups
Boilers get a burner and heat exchanger cleaning, combustion test, pressure and expansion tank check, relief valve and low water cutoff test, and radiator bleeding where needed. Boiler service is priced separately because it takes longer.

How often does a furnace need a tune-up?
Once a year, ideally in early fall before the first cold snap when schedules fill up.
How long does it take?
About 60 to 90 minutes for a furnace.
Will a tune-up lower my gas bill?
A clean, correctly adjusted furnace runs more efficiently, so usually a little. The bigger payoff is avoiding a breakdown and catching safety problems early.

We show you, with photos, and give you a fixed price to fix it. There is no obligation. If it is a safety issue such as a cracked heat exchanger, we explain exactly what we found and why it matters.
Is the price really $79?
Yes, for a standard residential gas furnace, one system per coupon, through November 30, 2026. Boilers and additional systems are priced separately and we tell you the price when you book.
