Most Twin Cities homes heat with a natural gas forced-air furnace, and with our winters the furnace is the hardest-working appliance in the house. A modern condensing furnace runs at 95 to 98 percent efficiency, compared with 60 to 80 percent for many units installed before 2000. The difference shows up on every gas bill from October to April.

Sizing matters more than the brand
An oversized furnace heats the house in short, loud bursts, wears itself out and leaves cold spots. An undersized one runs constantly on the coldest nights and never catches up. We measure the house, windows and insulation and run a load calculation so the new furnace matches what your home loses on a design-day cold night.
Single-stage, two-stage or modulating
- Single-stage: full blast or off. Lowest upfront cost
- Two-stage: runs on a quiet low setting most of the time and steps up when it is bitter. The best value for most Minnesota homes
- Modulating: adjusts in small steps to hold the temperature within a degree. Quietest and most even

Pairing a furnace with a heat pump

What affects the price of a new furnace
- Size in BTUs and efficiency rating (AFUE)
- Single-stage, two-stage or modulating
- Venting changes. Moving from an 80 percent furnace to a condensing model needs new PVC venting and a drain
- Ductwork corrections, if the existing ducts are undersized or leaking
- Add-ons such as a media filter, humidifier or smart thermostat
- Utility rebates, which reduce your net cost on qualifying models

How long does a furnace last in Minnesota?
Typically 15 to 20 years with regular maintenance. Our heating season is long, so units here rack up more run hours than the national averages assume.
How long does installation take?
Most replacements are finished in one day, usually 6 to 10 hours. You will have heat that night.
Do I need a permit?
Yes. Minneapolis, St. Paul and the surrounding cities require a mechanical permit for a furnace replacement. We pull it and meet the inspector.
Are there rebates?
Xcel Energy and CenterPoint Energy both publish rebates on qualifying high-efficiency furnaces. We confirm what is current on the day of your quote and file the paperwork. See financing and rebates.
Can I finance a new furnace?
Yes. Monthly payment options are available on new systems, subject to credit approval. Ask for the current terms with your estimate.
