Boiler heat is quiet, even and comfortable, and a well-kept boiler can outlast two furnaces. It is also a different trade from forced air. Circulators, zone valves, expansion tanks, air separators, pressure relief valves and steam traps all need someone who works on them regularly.

Replacing an old boiler

Many original boilers in the cities are far larger than the house needs, because they were sized for uninsulated walls and open windows. A right-sized modern boiler burns noticeably less gas. High-efficiency condensing boilers reach 95 percent AFUE, though they need the right radiator temperatures and venting to deliver it. We will tell you honestly whether condensing makes sense for your system or whether a quality cast iron boiler is the better buy.

No ducts is not a problem. Ductless mini-splits add cooling room by room without tearing into plaster, and you keep the radiator heat you like.

What affects boiler costs

  • Hot water or steam. Steam systems have more components to service
  • Cast iron versus condensing, and the venting each needs
  • Number of zones and the controls
  • Asbestos on old piping, which must be handled by a licensed abatement firm before work
  • Whether you add an indirect water heater to the boiler

How long does a boiler last?

Cast iron boilers commonly run 20 to 30 years or more. Condensing boilers typically last 15 to 20 with annual service.

How often should a boiler be serviced?

Once a year before the heating season. We clean the burners and heat exchanger, test combustion and check the pressure, expansion tank and safeties.

Why are my radiators banging?

In hot water systems it is usually trapped air or a failing circulator. In steam systems it is usually water sitting in a pipe that has lost its slope, or a bad trap or vent. Both are fixable.

Do you work on steam?

Yes, including one-pipe and two-pipe steam systems in older Minneapolis and St. Paul homes and apartment buildings.
